Financial Feasibility of the Land Development in Terjola Municipallity

SavvY conducted a comprehensive feasibility study on a multifunctional complex located in Terjola Municipality. Through a combination of primary and secondary research, financial modeling, and analysis of feedback from architects and potential tenants, an innovative concept was unveiled for the land located near the Terjola highway owned by "Marslife" LTD.

How we helped

During the project, the SavvY team engaged in extensive research on various potential project directions including restaurants, fast food chains, supermarket chains, pharmacies, petrol and power stations, truck parking areas, solar panel installations, and warehousing.

The team conducted a thorough analysis of the micro/macro environment of the region and international/local visitors. Financial models for various scenarios were also developed. Utilizing the information gathered, SavvY assessed potential projects individually and combined. Subsequently, a unique concept was formulated, integrating the most feasible projects based on four key criteria: financial feasibility, architectural/territorial feasibility, the readiness of the potential partner companies, and market demand. SavvY also assessed the initial investment required for a unique concept, analyzed 7-year forecasted revenues and expenditures, and prepared an investment appraisal. 

Impact and potential

As part of the project, an optimal combination of alternatives was identified. SavvY's team created a strategic development plan for the area and initiated contact and negotiations with potential partner companies interested in either renting space within the complex or participating in the project.
